Somewhat similar to you (Live in LI, work in NYC) and I can't find a decent deal in the city. Must be their rents. There's an antique/coin place on 32nd and 5th asking 18X, the folks around Times Square are at 16X now.

There's a local shop near me where I've been buying between 13/14X depending on spot price. I like using him, even if it's a bit more than online because I'd like a relationship with a local guy if something ever happened and I was looking to sell. If you ever get out Nassau county way, shoot me a PM and I'll give you name.
