1921 Alabama 2x2 Commemorative Half Dollar - Guess The Grade

Hi
I visited my LCS and was told it would run $86 to send this in for grading. The guy was in a hurry to close and didn't give me a clear idea of what the coin would grade and whether it would come back with qualifiers (environmental damage or cleaning). The coin was stored by my late in-laws in a steel cashbox for a very long time. He mentioned it might need cleaning, but that he didn't do it.

How do you think it would grade?

I'll say EF 40, perhaps 45.

The 2x2 example is a rarer variety. It's hard to tell due to tarnish. May be a candidate for conservation or make a quick dip in ez est

I think if graded, it would grade as AU-55. I like the original look. Probably looks nice in hand.
