Pe-10-33 Or Not

I am trying to confirm my thoughts that the following coin, if authentic, is actually PE-10-33, also park of Breton 997, and lees 33.
My issues are;
Confirming single mintmark.
Ball ampersand and not cut knob.
Die-cut on Mizzen sail which means zero to me. Is it that little extra piece near the bottom on the right side of the sail?
Now if we are able to identify token, what grade would it be?

I bet this is easy for one of you pros. I used the Charlton Canadian Token book with there flowchart to get to here.

Paid les than $20 for it and wondering if it could be worth a couple more.
