One of my favorites

PCGS Price Guide is $290
Numismedia Price Guide is $288
CDN Greysheet "Ask" is $240

Average those three together to arrive at $272 for full-retail price ....... and offer 80% of that at the most ....... soooo ...

It's 'fairly priced' to me at $220 or less.
