If you can get 10% of the values they say on 95% of what's in there, consider yourself lucky. The only one's remotely close are the classics... Mantle rookie, Jordan rookie, etc... A lot of thing people don't factor in. like coins scratches, carbon spots, split plating, coin imperfections, damage, finger prints, JPU (Just Plain Ugly) when they factor in grading a coin. A price guide doesn't cover/suggest these issues. Usually on certain auction places, they grade the coin two grades above what it is and usually buyer down grade two grades down.
