Looks MS64 to me or better?

edit: and beautiful! Very well struck for the faces of Austin and Houston are nicely detailed.

Can't decide if it has been cleaned from the pics.

Some light scratches on both Obv and Rev with what looks like a rub on both sides.

If my eyes are playing tricks, then MS63, if not, AU details.

Either AU-58 or MS-64. Hard to definitely tell from the pics.

Photos and rubs. They either hide them or show ones that are not really there.

I am going to cast wide, high AU to low MS.

Grading MS or near-MS commems is not my specialty, so I'll just say it's a real beauty, whatever the decision!

NGC or ANACS - AU58 or MS63 (still can't really tell about the luster vs rub)

Just my opinion/guess.

Lack of luster for the condition on Obv leads to think AU details. Cleaned at one time.
