In 2005, the land was probably worth more. In 2010, probably the RV's. Residential real estate has just been CRUSHED buddy of mine bought a lot in Florida for $230k and literally he can't sell it for $40k now. Ugly situation.

Yikes,
I'm from up north and have always thought the real estate bubble was over blown. Never knew it was that bad.

There is a great area just 30 minutes west of me here in Lenoir city, lake front propert (Vista bay) on beautiful Watts bar lake which is part of the T.N. river. There are 1 acre lots that all set up and ready to build on that were listed say back in 2006 at 85 to 90 grand, now go for around 17,500....
I would be real surprised to not see it return to its top dollar value, even though that looks to be five if not ten, if not longer before that may happen. I wished I owned just one lot, would have no problem sitting on it for a decade or two, might bring 6 figures again one day....

Here is a lot with a nice cabin on the lake for 90 grand where I spoke of above. Is it me, or does that seem cheap for water front propert with a 2000 square foot cabin? Can't beat the cost of living here compared to other areas, no state tax an all.... http://www.livesouth.com/tennessee/...e-vista-bay/

Guess we are off topic but...I bought right & it's still worth what I paid. We are talking east coast. RV's, Boats, Cycles, sleds, all manner of adult toys are for sale around here....Cheap.

I have been buying silver since 1999 usually get it from APMEX sure hope it keeps going up I never thought I would buy at these prices but I did just buy more. I have seen predictions as high at $180.00 to $250.00 an ounce who knows I never thought that gold would be selling at $1400.00 so who knows about silver they have always said silver was under priced. There is no doubt in my mind that the US dollar is doomed at staying the world reserve currency just a matter of when other countries will not except it anymore. When this happens I feel that bullion metals will once again be the world currency that will drive the bullion medal prices up to ? who knows what.

Brucec, and strange that you could not email me, I must have it set to not receive in profile, when I thought I set it up to receive, oh well heading to dinner an I will check it out later....
So you are interested in some of those penny's on the dollar lots, give me some time, and I will find you the info you need. If I had a spare 40,000 grand, no doubt I would buy a couple as well, as you know there will be a time when they will bring 90 to 100 grand again, may be 5 or 10 years, but if history is an indicator, the land bus will come back again. Most of your richest people on the planet, made much of that through real estate seems like....

Just found out tonight Brucec that a customer of my girlfriend (she is a hair stylist), sales the property out at Vista bay, and it was my girlfriend where I had heard about those lots, supposedly as low as 17,500, as I had forgotten where I had heard that info. I have already got my girlfriend working on letting her know you are interested in looking at some properties in April, and that should help her out an you, if you end up finding a lot or 2 you end up buying....

Biggfredd, I just spotted your question sir, forgive me I missed it scanning through to fast....
The work situation is not that bad here, esp if you don't mind a 30 minute commute to west knox or Oak Ridge perhaps, many jobs in many industries here. Much better situation here, then some of your central mid west areas, where many of the car companies have bolted to foreign countries for obvious money saving reasons....
So many regulations that work against American company owners one bus owner from Cali said recently, as it costs him millions more to open company in USA in a recent report I just read. So we are destroying ourselves within, via regulations, an pushing these companies out of the country. I know this is jumping tracks, but yet another wrench in the spokes of the system, that is destine to fall. There seems to be an economic law, that any country or Empire that swells to big, eventually implodes on itself, look no further than the Roman empire, and they did hold out for right at 1000 years....
