The top right of the memorial looks caved in and the base has high points on either side from what I guess is grease. What is happening here?

This die has seen a lot of clash events during its life.with clashes, come die polishing. Each polishing, removes more of the fields, also affecting the shallow, mid devices. When the same events happen over and over, it thins more of the basic design. So the areas you are most of the time seeing is the shoulder and jaw in the bay areas. But the area on the roof is not seen as often as it was noticed on the wheat cents. The wheat cents were run way past the normal retirement. Thus the weird stuff we see on these coins. This Memorial cent is getting closer to normal retirement. A event just hasn't forced the retirement yet. But soon. No premium for these, just an extended life for this die.

really great info there Coop! the wearing on the ghost image looks similar to this coin and so does the FG. Same year maybe?

The difference being that the die state on the ghost image is caused by a different thing. On your coin another clash happened below the step. The later die state is showing on the PIDT example I posted. Instead of a line left by the clash, there is a wave developing from die breakdown. Same on Wheat cents and Nickels as well:
