Peace dollars are tough to grade in my opinion. Sometimes I think weak strikes get confused as worn detail. This 1922 low relief date is particularly common to find lacking strong detail.
I think it has plenty of mint luster and a little wear on the base of neck, cheek and high points of hair detail. On the reverse just a light even bit of wear on the wing feathers and some other high points.
I think your XF-40 is conservative and I would go at least AU-50. My reasoning is the amount of mint luster, the rest could be slight circulation and bag wear.
I would be interested to hear the other opinions as I am not so good at Peace dollars but thought I would try a guess.
